Description: Capri Island is an inlet Island in Poneloya, Nicaragua. Poneloya Beach is 20 KM from Leon, the second largest city and former Capital of Nicaragua. Poneloya is one of the two or three most popular beaches in Nicaragua, and attracts Nicaraguans as well as tourists from all over the world because of its beach, swimming, surfing, and sunsets. It is also one of the best places in the world to view sea turtles laying their eggs.
Capri Island is approximately 4 acres in size or over 2 manzanas. The Island has a fresh-water well and there was once a house and dock on the property. The Island would make an ideal vacation or retirement home, as well as a potential commercial establishment such as a hotel, restaurant, bar, and facility for boat rentals. It is a great fishing spot as fishermen cast nets within a few feet of the Island to catch fish, shrimp, and lobster.
Although the Island is within 100-300 feet of Poneloya, depending on the tide, it is very natural and private. There are beautiful and natural views from all sides of the Island, and there would also be views of Poneloya Beach and the Pacific Ocean from the second story of a building. The Island is approximately 300 feet from City electricity and water in addition to having a fresh-water well.
A channel with a minimum depth of seven feet goes past the Island, and small boats and canoes are seen from the Island almost any time of day.
The Island is a Government concession, however title insurance is currently placed on the property by First American Title Insurance Company. The property has only been transferred by the City of Leon once in the last 35 years.
