We are experienced in Managing Properties whether they are for RENTING or while the owner is away on a short term or long term leave.
Our BASIC RATE is U$80/mo. and it covers:
For RENT properties:
• List property under FOR RENT listing in nicaraguarealty.com.
• Make a full inventory list to be shown and signed by renters.
• Go through inventory list with renter at end of rent period. Deduct from Deposit any damages/missing items.
• Deposit/Send/Wait for owner earned funds on rent.
Hiring and overseeing WATCHMEN for the property.
• We have a list of watchmen who have been screened and are honest, reliable and willing to work.
• Pay the watchman. If you have your own arrangement with a watchman/watchmen we manage, according to your specifications, his/her employment.
• Take care of all aspects according to the Labor Laws (vacation, 13th month pay).
• Oversee that premises are kept clean, plants watered and weeded.
Take care of PROPERTY EXPENSES for you.
• Pay utilities and send a copy to you.
• Report any anomalies to the corresponding agency and follow up that appropriate measures are taken.
• Pay Cable/Satellite TV/Internet/Taxes/etc.
Regular MAINTENANCE management/report/photos.
• Send Excel Spreadsheet once a month or upon request.
• Send Photos of property upon request.
• Send list of maintenance recommendation with cost and timeline.
• Supervise cost and labor on pre-approved property maintenance.
OTHER SERVICES
USB INTERNET MODEM.
• We can provide you with a USB Internet Modem. Long Term/Short Term.
POOL MAINTENANCE
• Pool Maintenance.
• Water Testing.
• Chemicals Purchase and Application.
LANSCAPPING

• Periodical, specialized fumigation to keep pest at bay. People friendly. Pet friendly.
PAYMENT METHODS
• RENTERS as well as our Property Management Service Clients can pay to a Bank Account in the United States, a Bank Account in Nicaragua and/or through PayPal.
